We conduct a detailed exterior and interior visual inspection of your home on a weekly or bi-weekly basis to detect small issues before they become big problems.

You receive a detailed, geo-stamped report about the exact condition of your home complete with photographs and recorded measurements.

Included with every visit, our proven inside-and-out visual inspection process is designed to uncover early warning signs and catch concerns before they become costly problems.

Confirm doors, windows, gates, and screens are secure, and check for visible signs of forced entry, vandalism, or storm damage.

Grounds & Irrigation

Check that landscaping appears maintained, verify the irrigation system is operating properly, and note visible leaks or pooling water.

Mail, Deliveries & Debris

Collect mail, flyers, and deliveries, and remove small exterior debris or visible signs of vacancy to support curb appeal and HOA compliance.

Verify that all doors and windows are secure, and confirm the alarm system is rearmed before departure.

Water & Plumbing

Check for visible leaks or water damage, run faucets, showers, and tubs, flush toilets, and confirm water heaters, valves, and fixtures are in their proper positions.

HVAC & Humidity

Record the indoor temperature and humidity, verify the air-conditioning system is operating, and check filter condition and humidistat settings.

Appliances & Electrical

Confirm refrigerators, freezers, and other key appliances are operating at their intended settings, and check the electrical panel for tripped breakers.

Test smoke and carbon monoxide detectors, replace owner-provided batteries when needed, and confirm safety devices appear operational.
